Code of Conduct for Property Developer and Agent Collaboration

As profesionals, we strive to maintain a professional and respectful environment when collaborating with developers other agents. The following code of conduct outlines our expectations for how we interact with developers and fellow agents to ensure integrity and professionalism in our dealings:

  1. Mutual Respect: We commit to treating all fellow developers/agents with respect, regardless of their affiliation or status. We will not engage in derogatory, discriminatory, or disrespectful behaviour towards other developers, agents, their clients, or their properties.

  2. Transparency and Honesty: We will be transparent and honest in our communications and transactions with other agents. We will not engage in any form of deception, dishonesty, or misrepresentation that could compromise the interests of other agents or their clients.

  3. Fair Competition: We will compete fairly and honestly in the real estate market, respecting the efforts and interests of other agents. We will not engage in unethical practices such as stealing clients, sabotaging deals, acting dishonestly or unethically relating to or unreasonably withholding of commission and monies, or engaging in any activity that undermines the integrity of the industry.

  4. Professionalism: We will conduct ourselves in a professional manner at all times, maintaining a high level of integrity and dignity in our interactions with other agents. We will communicate in a respectful, courteous, and prompt manner, and adhere to all laws, regulations, and industry standards.

  5. Collaboration and Cooperation: We will strive to work collaboratively and cooperatively with other agents, recognising that a cooperative approach benefits all parties involved. We will share information, cooperate in negotiations, and seek mutually beneficial outcomes in our transactions.

  6. Confidentiality: We will respect the confidentiality of any information shared with us by other agents or their clients, and will not use such information for personal gain or to the detriment of others.

  7. Conflict Resolution: In case of any conflicts or disputes with other agents, we will seek to resolve them in a professional and respectful manner, through open communication, negotiation, and mediation, if necessary. We will not engage in retaliatory or vindictive behavior towards other agents.

  8. Continuous Learning and Improvement: We will strive to constantly improve our knowledge, skills, and professionalism through ongoing education and training, staying up-to-date with industry trends, regulations, and best practices.

  9. Compliance: We will comply with all applicable laws, regulations, and ethical standards governing the real estate industry.

By adhering to this code of conduct, we demonstrate our commitment to upholding the highest standards of professionalism, integrity, and respect in our interactions with other agents, and in doing so, contribute to a positive and reputable real estate industry.

Code of Conduct Towards our Clients

We are committed to providing our clients with exceptional service and support throughout the property buying process. As we operate in an unregulated real estate industry, we understand the importance of ensuring that our clients have a hassle-free and successful experience. Therefore, we have established the following code of conduct:

  1. Legal Compliance: We will only deal with properties that are legal and comply with all the necessary laws, regulations, and legalities in Montenegro, unless otherwise clearly stated and disclosed to the buyer. We will conduct thorough due diligence on all properties listed with our agency to verify their legal status, including land ownership, advise on building permits, and other relevant documentation.

  2. Paperwork and Legalities: We will assist our clients in obtaining and verifying all the necessary paperwork and legal documentation required for the purchase and transfer of ownership of the property. This includes assisting with the preparation and review of contracts, agreements, and other legal documents, as well as coordinating with any legal professionals to ensure all legal requirements are met.

  3. Transparency and Communication: We will provide clear and transparent communication to our clients at all times. This includes providing accurate and up-to-date information about properties, pricing, legal requirements, and any other relevant details. We will promptly respond to our clients’ inquiries and keep them informed about the progress of their property transaction.

  4. Professionalism and Ethical Conduct: We will conduct our business with the highest level of professionalism and ethical conduct. We will treat our clients with respect, honesty, and fairness, and act in their best interests throughout the property buying process. We will not engage in any unethical or illegal practices, such as misrepresentation, fraud, or bribery.

  5. Assistance and Support: We will assist our clients every step of the way, from property search and selection to finalising the sale and transfer of ownership. We will provide guidance and support to ensure that our clients understand the process and make informed decisions. We will also assist clients who wish to apply for temporary residency in Montenegro by ensuring that the properties they purchase comply with the requirements for their application.

  6. Confidentiality: We will maintain strict confidentiality regarding our clients’ personal and financial information. We will not disclose any confidential information to third parties without our clients’ explicit consent, except as required by law.

  7. Feedback and Complaints: We welcome feedback from our clients and take their concerns seriously. We will promptly address any complaints or issues raised by our clients and work towards resolving them in a fair and satisfactory manner.

By adhering to this code of conduct, we aim to provide our clients with the highest level of service and support, ensure that properties are legal and compliant with all necessary requirements, and facilitate a successful and hassle-free property buying experience.
